11. Operations & Maintenance - Cleaning Protocol

Establish and implement a regular cleaning protocol for all shared areas

Rationale: Implementing a cleaning, disinfecting, and maintenance policy that requires daily cleaning in common indoor areas and includes guidelines on safe cleaning and disinfectant products helps protect occupants from chemical exposure while ensuring effective disinfection of pathogens, contributing to reduced risk of contagious disease transmission.

Requirements

Demonstrate compliance with one of the options below:

Option 1 - Cleaning and Maintenance Protocol (Full Credit):

Demonstrate compliance with all of the following requirements:

Low-Rise Residential with shared interior spaces (LR+)

1. Establish and implement enhanced cleaning and maintenance practices through a cleaning, disinfecting and maintenance protocol that is at least as rigorous as the Fitwel Cleaning, Disinfecting, and Maintenance Protocol.

2. Ensure that the protocol is applicable to all common areas, amenities, and shared areas within the project, as outlined in Section 2 of the Cleaning, Disinfecting, and Maintenance Protocol.
3. Ensure that the protocol is applicable to all shared restrooms within the project.

Option 2 - Cleaning and Maintenance Protocol for Shared Areas Only (Partial Credit):

The project may achieve partial credit by demonstrating compliance with all of the following requirements:    

Low-Rise Residential with shared interior spaces (LR+)

1. Establish and implement enhanced cleaning and maintenance practices through a cleaning, disinfecting and maintenance protocol that is at least as rigorous as the Fitwel Cleaning, Disinfecting, and Maintenance Protocol.
