Definition of a multiple-tower building project
- Buildings composed of multiple towers that are connected to each other may only qualify and pursue certification as a single project and, therefore, under a single scorecard if:
- All areas pursuing certification are intended for the same use (whether Workplace, Residential, or Retail); and
- The shared floor is both indoor and programmable (please see definition below).
- Project composed of two or more buildings or towers that do not meet the requirements above may not pursue certification as a single project. Therefore, they must register and certify under separate scorecards.
What is considered a programmable floor?
- Programmable floors must serve purposes such as lobby spaces, common shared areas, or other regularly occupied uses such as workspaces (for Workplace scorecards), residential units (for Residential scorecards), according to the selected scorecard.
- Parking garages, pedestrian circulation, and storage areas do not qualify as programmable spaces.
- For the Senior Housing scorecard only, the Project Boundary includes all spaces within the building footprint including all areas under the control of building owner/manager, residential units, employee workspaces, rooftops, parking garages, and indoor and outdoor common areas. Multiple buildings that are connected by at least one contiguous and programmed indoor and/or outdoor space (other than parking garages and pedestrian circulation) qualify as one project.
How can I register a multiple-tower building project?
The whole building comprising all towers will select one scorecard, meaning that it will have one project registration and submission.
Which documentation should I include in the submission for review?
Attachments in the Project Information page and/or Relevant Strategies
- Floor plans/renderings clearly showing all entrances, how the towers are connected through a programmable indoor space, how regular occupants travel across floors, etc.
- Relevant information for each tower/building (e.g., where regularly occupied spaces are located, relevant common shared areas, etc.).
- Relevant names, numbers, or labels for each tower.
Policies, Protocols, and Plans
- In general, policies, protocols, and plans may be applicable to the entire building, as long as they are implemented in all towers.
Maps, Floor Plans, and Sections
- Stairs must provide access to all relevant and all regularly occupied floors on both/all towers.
- The project may include the required number of amenities/features in one of the towers only, provided that all regular occupants of all towers have access to the amenities/features.
Surveys
- Since the several towers are considered one project only, the project may submit one single survey and the response rate for the entire building.
Calculations
- For calculations of “Access to Natural Daylight” or “Access to Views of Nature”, since the several towers are considered one project only, the project must submit calculations that take into account all relevant spaces located in all/both towers.
