Certification Pathway

Ensure that the correct pathway is selected since it determines the compliance documentation. Occupied and existing or recently constructed projects must select the Built Certification pathway. Fitwel will not accept design documentation for projects pursuing the Built Certification pathway; amenities, signage, and operational procedures must be in place at the time of certification. Projects that are under design or construction and prior to occupancy may use the Design Certification pathway.

Scorecard Application

Make sure that the appropriate scorecard is applied based on the project typology and occupancy. An incorrectly selected workplace scorecard will cause delay or confusion that results in a low initial review score, and difficulty in achieving a Fitwel Star rating. For example, if the project is the only tenant in the building, the project should apply the Single Tenant (ST) over the Commercial Interior (CI) scorecard. A retail space or retail complex may pursue the Retail (RT) scorecard over the workplace scorecards.

Regular Occupants

Remember that the definition of ‘regular occupants’ varies across different scorecards. Do not apply the Multi-Tenant Base Building (MTBB) scorecard if your multi-tenant commercial building does not include occupants of owner-controlled areas. If the documentation refers to tenants only, the Certification Team will ask for clarification. When applying the Multi-Tenant Whole Building (MTWB) scorecard, regular occupants include occupants of tenant spaces and owner-controlled areas, not only occupants of owner-controlled areas.
