Fitwel Scorecards are designed to impact and improve health and well-being for regular occupants. If a project's only regular occupants are part-time building staff that are not regularly stationed within the project and are not provided workstations/common areas (specifically sections 7 and 8 of the scorecard, as well as other strategies), it will be difficult for the project to pass the 90-point threshold, which is required for a Fitwel Star rating. You may find after benchmarking your project with this approach that the score does not yield a desired outcome. Projects that have no regular on-site building staff should select the Multi-Tenant Whole Building (MTWB) scorecard. Under this scorecard, regular occupants are defined as occupants of owner-controlled areas including on-site building staff and also include occupants of tenant spaces. (Previous projects that have only 1 or 2 on-site building staff have also selected the MTWB scorecard to impact more occupants within their building.)
