Provide occupants access to transit benefits
Rationale: Providing transit benefits that increase the value of using public transportation or carpooling, disincentivize single-occupancy vehicle use, encourage use of more active modes of transportation — and increase equity for those who cannot drive or afford private vehicle use — contributing to increased rates of physical activity and reduced congestion and air pollution.
For the most accurate strategy and documentation requirements, please refer to the digital scorecard made available on the Fitwel Platform.
Requirements
Demonstrate compliance with one of the options below:
Option 1 - Transit Benefits (Full Credit):
For multi-tenant sites with on-site occupants employed by site owner or manager, demonstrate compliance with the following requirement:
- Provide all on-site full- and part-time employees and staff under direct employment by the site owner or manager with ongoing transit benefits that facilitate the use of transit.
Qualifying transit benefits may include but are not limited to the following:
– monthly subsidies or reimbursements for public transit use
– pre-tax allocation for public transportation
– employer-sponsored public transit spending accounts
– parking cash-out programs
– free employee shuttle to nearby transit stops.
– parking benefits used only for transit or commuter parking lots.
Any package of transit benefits that include benefits for single-occupancy vehicles will not be eligible for this strategy.
Option 2 - Transit Benefits for Tenant Occupants (Full Credit):
For single tenant sites, demonstrate compliance with the following requirement:
- Provide all on-site full- and part-time employees and staff under direct employment by the tenant with ongoing transit benefits that facilitate the use of transit.
Qualifying transit benefits may include but are not limited to the following:
– monthly subsidies or reimbursements for public transit use
– pre-tax allocation for public transportation
– employer-sponsored public transit spending accounts
– parking cash-out programs
– free employee shuttle to nearby transit stops
– parking benefits used only for transit or commuter parking lots.
Any package of transit benefits that include benefits for single-occupancy vehicles will not be eligible for this strategy.
Option 3 - Charge for On-Site Parking (Partial Credit):
The project may achieve partial credit by demonstrating compliance with all of the following requirements:
- Charge for on-site parking.
- Ensure that on-site parking prices are equal to or higher than 10% below the average hourly price of parking at the two parking facilities closest to the project.
Free parking does not qualify for this strategy.
Compliance Documentation
Design Pathway
One document type may be used to demonstrate compliance with more than one requirement and documentation may be uploaded separately or as one file.
Provide the below to demonstrate compliance with each requirement:
Option 1 - Transit Benefits (Full Credit):
Requirement 1
- Checkbox to certify that all on-site full- and part-time employees and staff under direct employment by the site owner or manager will continuously have access to transit benefits.
- Upload a copy of the transit benefits that will be offered.
- Select here to certify that transit benefits will not include single-occupancy vehicles.
Option 2 - Transit Benefits for Tenant Occupants (Full Credit):
Requirement 1
- Checkbox to certify that all on-site full- and part-time employees and staff under direct employment by the tenant will continuously have access to transit benefits.
- Upload a copy of the transit benefits that will be offered.
- Checkbox to certify that transit benefits will not include single-occupancy vehicles.
Option 3 - Charge for On-Site Parking (Partial Credit):
Requirement 1
- Checkbox to certify that the project will charge for on-site parking.
Requirement 2
- Input the hourly cost for parking single-occupancy vehicles on-site:
- Input the hourly cost for parking single-occupancy vehicles at nearby facility 1:
- Input the hourly cost for parking single-occupancy vehicles at nearby facility 2:
- Minimum Qualifying Fair Market Rate:
- Upload an annotated plan showing the identified nearby parking facilities.
