An exterior maintenance and cleaning plan supports the quality of the project and the surrounding area, contributing to increased perceptions of safety, physical activity, and feelings of well-being.

Strategy Insights
- For “cleaning of albedo surfaces to maintain optimal reflectiveness,” please note:
- Projects must at least detail the types of high-albedo surfaces included in the maintenance plan (e.g., light-colored pavement on walking trails, playground ground surfaces, light-colored driveways, streets, or parking, outdoor plazas, light-colored shared rooftop amenities, etc.) and must specify that they are cleaning such surfaces in a way that makes them stay lighter (which is to “maintain optimal reflectiveness,” e.g., powerwash, blowing dust from the light-colored surface, etc.).
- Following this logic, litter pickup is not enough for projects to display that they are properly cleaning high-albedo surfaces.
- Outdoor furniture and infrastructure may include benches, seating, picnic tables, playground equipment, etc.
Documentation Guidance
- For multi-tenant projects, the official statement must detail how the plan is shared.
- Include a full official plan (or a full draft plan for the Design pathway) that outlines all pieces from the strategy requirements with additional details as they apply to the project. Please note that a summary or an official statement alone cannot qualify.
